This cozy cottage sits on the same property as the owner’s home, giving you both privacy and the added comfort of a welcoming host nearby. We know, contracts aren’t the most exciting part of your getaway, but to keep our home safe, we’ll need you to sign a quick rental agreement upon booking (this will be sent to you after you book) — then it’s all fun from there! 1. Quiet hours for the property are between 10:00 PM and 8:00 AM. Please keep the noise levels down over this time. No prom events/parties, even if an adult is willing to sign for the minor. Thank you for your understanding.

2. This property is NOT pet-friendly. Please note, if we find evidence of an unauthorized pet in the home, we will ask for it to be removed immediately, and guests will be charged a $400 non-refundable fine. This is also grounds for the immediate removal of the guests from the home.

3. Please refrain from smoking inside the home! If any signs of smoking are documented, the renter agrees to pay $200.00 / per day.

4. If there is snow here in the Winter, we try to maintain the road with a plow, but you will need a 4-wheel drive in the Winter if there is snow.

5. We offer 24/7 complimentary communication to ensure that your stay exceeds your expectations! Please feel free to reach out to us day or night, and we will provide you with a swift response.

We really enjoyed our stay! Our daughter had a basketball tournament at Spooky Nook, and we had a very short drive compared to some of her teammates. The property is beautiful, and the hosts are so kind and genuinely want you to explore and feel at home. Our kids especially loved visiting and learning about the animals! We would absolutely stay here again.

This place was amazing. We wanted somewhere we could stay and have our kids and grandbaby all together with us. It ended up being only 7 mins away from our PA family. What is our cancellation policy?

- 100% refunds are given for any cancellations made until 30 days before check-in.

- 50% refund for cancellations made within 30 days but before 14 days of check-in.

- No refunds for cancellations made within 14 days of check-in.

- We are happy to reschedule your stay up to 45 days prior to check-in but a 10% rescheduling fee will apply. Please note, we are unable to reschedule your stay if given less than 14 days` notice before your scheduled check-in.
